Oklahoma City, OK – Matthews Real Estate Investment Services™, the nation’s fastest-growing commercial real estate firm, brokered the sale of a 5-Property Enhance Dental Portfolio in Oklahoma for $5.9M. Vice President and Senior Director, Michael Moreno, Associate Vice President, and Senior Director, Rahul Chhajed, and Senior Associate, Thor St. John, brokered the transaction.

Enhance Dental specializes in enabling doctors to own their practices by providing support and benefits. Enhance Dental currently owns 29 dental practices in Oklahoma and one in Utah. The healthcare properties that make up the portfolio sale are in Edmond, Harrah, Shattuck, Nobile, and Kingfisher, OK.

“The 5-property portfolio transaction went under contract just one week after the listing agreement was signed,” said Associate Vice President and Senior Director Rahul Chhajed. “Also, we were able to close with the first buyer we put under contract and were able to achieve aggressive cap rates for secondary and tertiary markets.”

The seller is a growing dental group that needed to efficiently unlock capital to fund significant expansion plans. Matthews™ Healthcare Division was able to convey the direct benefits of a sale-leaseback to the selling group and provide guidance on lease structuring to optimize sales proceeds while being mindful of maintaining the company’s long-term financial health and corporate valuation. The buyer was a publicly-traded REIT.
