Matthews™ Senior Associate Aditya Ramnath and FVP and National Director Michael Pakravan were named winners of CoStar’s Q2 2022 Quarterly PowerBroker Awards for Top Retail Leasing Deals. Aditya and Michael represented the landlord in the 10-year lease of a Speakeasy Fitness at a Los Angeles property spanning 17,000 square feet. The CoStar Quarterly PowerBroker Awards recognize the top deals done by brokers every quarter in each market.


Michael Pakravan serves as FVP & National Director of Retail Leasing for Matthews™. Bringing more than 19 years of brokerage expertise to Matthews™, Michael leads fourteen agents across four offices, representing property owners, buyers, and tenants. During his tenure, Michael has brokered over 700 transactions. As an effective deal maker with a proven track record, Michael achieves success for his clients by applying his versatile expertise, calculated market information, and aggressive business strategy to retail leasing and investment sales. In addition to this, Michael’s impressive background has provided him with extensive knowledge and experience in areas such as real estate investment, development, leasing and management across different product types such as retail, multifamily, industrial and office. He has transacted deals with a multitude of national tenants including Chase Bank, Petco, Starbucks, Vallarta Supermarkets, Blink Fitness, Big 5 Sporting Goods, and Dollar Tree. Currently, Michael exclusively represents tenants such as Jersey Mike’s, Gyu Kaku, Silverlake Ramen, Health Nut, Dog Haus, Bruxie Chicken and Waffles, and the Xponential Fitness brand, which includes Club Pilates, Yoga Six, AKT, Stretch Lab, Pure Barre, Row House, Cyclebar, Rumble Boxing and Stride. Michael’s intimate knowledge of the retail landscape, having brokered on average 80 retail lease transactions per year in 2019, 2020, and 2021, has given him a competitive edge in identifying investment sales opportunities for clients as well as driving pricing on the disposition of the assets for his clients.


Aditya Ramnath is currently specialized in retail leasing, working in both tenant and landlord representation. On the tenant side, Aditya represents national credit tenants, both corporate and franchise operators. Additionally, he works with regional, local, and boutique groups in every category, including F&B, fitness, traditional retail, and more. Aditya utilizes his in-depth market knowledge, relationships with developers and landlords, and intrinsic understanding of how to structure complex commercial real estate transactions in order to negotiate winning terms on behalf of his clients and facilitate their overall expansion goals. On the landlord side, Aditya represents both institutional and private capital ownership groups in maximizing their asset value. Aditya has experience working with traditional grocery-anchored shopping centers as well as ground-up mixed-use new construction throughout Southern California. Aditya understands the important dynamic that a retail component brings to any project and looks to maximize revenue potential for his clients while maintaining the integrity and authenticity that thoughtful merchandising brings to a community.
