The Property Offers Over 1,280 Rentable Spaces

 

Phoenix, AZ Matthews Real Estate Investment Services, a commercial real estate investment services and technology firm, completed the sale of Dysart RV and Boat Storage, located at 8750 North Dysart Road, El Mirage, AZ. Associate Ben Tracy represented the seller in the transaction.

 

The boat and recreational vehicle storage facility spans 35 acres with over 1,280 rentable vehicle storage spaces. Matthews™ had an existing relationship with the buyer, an international investor looking to tap into a growing market in the West Valley.

 

“With the increased sales of boats and RVs across the country, this particular storage sector is booming,” said Tracy. “We were able to capitalize on the property’s strategic pricing, and value-add opportunity as the growing demand for boat and RV storage stretches across Phoenix.”

 

Dysart RV and Boat Storage offers pull-through spaces, angled parking, an air station, video cameras, and widened drive paths in a gated premises. The facility also offers covered and uncovered spaces in addition to an on-site waste dump.

 

“Since rent rates are continuing to increase in the area, the deal was completed at a very aggressive cap rate. The property was 98 percent full at the time of sale,” said Tracy.
