The Sale of 1102-1110 S Kings Hwy

Challenge

This transaction involved a unique, mixed-use strip center—far from a cookie-cutter asset. The non-traditional layout and tenant mix required a tailored approach to attract the right buyer. After a strong operating history, the owner decided it was time to exchange into a newer, more passive income-producing asset that would be closer to his relocation for retirement. The deal demanded a buyer who would appreciate the property’s long term value and could use its unconventional structure as an advantage.

Strategy

The Matthews™ agents launched a planned and tiered wide-scale marketing campaign targeting a wide range of investor profiles. The focus was to highlight the property’s key strengths: long-term tenant stability, prime location, and value-add potential. In addition to the unique value-add opportunity with the beach rental, the Papa John’s tenant ranked among the top-performing locations in the state and across the country.

After extensive outreach, the agents secured interest from a North Carolina-based investor with several other holdings in their portfolio. Excited as it was their first acquisition in South Carolina and being familiar and confident in the Myrtle Beach Market, they saw the opportunity to enhance value by renovating the residential component for Airbnb use while maintaining the commercial tenancies.

Outcome

The deal closed successfully at $1.6 million. For the seller, the transaction enabled a smooth opportunity to transition into a more passive investment aligned with their retirement goals. The buyer added a strategically located, income-producing asset to their portfolio with plans to capitalize on the short-term rental demand in the area. Ultimately, the ability of the Matthews™ agents to position the property’s unique strengths and market it broadly helped connect the right buyer and seller, turning a unique transaction into a win-win for both sides.
