Challenge
In the highly competitive industrial corridor of Williamson County, Tennessee, Matthews™ agents Jonathan Ghertner and Jay Reeves were engaged to lease a 23,958-square-foot flex space on behalf of a private client. The assignment came with several critical challenges. The main obstacle was a condensed five-month timeline to secure a tenant—just half the time comparable properties had spent on the market. Several occupiers requested to downsize or eliminate the office portion or proposed to lease only a portion of the total space—options that did not align with the landlord’s goals. Compounding these factors was the urgency to avoid a lapse in rental income, as the outgoing tenant was set to vacate by year-end, with ownership aiming for a new lease to commence January 1st.
Strategy
To meet the client’s objectives within this timeline, the agents deployed a comprehensive, multi-channel leasing strategy. They launched an aggressive boots-on-the-ground campaign, handdelivering professionally designed flyers to every industrial and flex tenant within the surrounding area. This in-person engagement was complemented by digital outreach through Matthews’ nationally shared database. This digital strategy included targeted email and text blasts to tenant and owner-user contacts throughout Middle Tennessee. In parallel, the agents conducted strategic cold calling to local operators in Williamson County, focusing on businesses that would benefit from the location’s access to labor and logistical convenience. This blend of high-touch and high-tech marketing ensured widespread exposure and consistent engagement with potential tenants.
Result
The results were both swift and significant. The agents were able to generate 24 property tours and received multiple letters of intent during the marketing period. The eventual tenant—secured via a proactive cold call—was a company familiar to the agents and one that had expressed a desire to expand in Williamson County due to its employee base in the area. The Matthews™ agents finalized the lease in mid-November, strategically beating the slower holiday season for real estate decisions. The new five-year lease commenced on January 1st, exactly as the client desired, securing uninterrupted cash flow and long-term occupancy.
