Car Wash Consolidators Are Still Buying at a 5% Ten-Year. Here Is What Owners Should Do About It

Three operators announced acquisitions covering 23 car wash locations in recent weeks. El Car Wash picked up four Sparkle Express sites in Chicago. Tidal Wave acquired and rebranded six sites in Georgia and Alabama. Club Car Wash bought 13 Glide Xpress locations across Memphis, Little Rock and Northwest Arkansas. Buyers are still deploying capital, even with the ten-year Treasury at 5.10% (October 15) and September CPI at 3.7% annually.

For owners, the question is not whether buyers exist. It is what those buyers can pay once debt service is underwritten.

Consolidators are buying density, not just locations

The three deals share a pattern. Each gives a regional operator more sites in a market it already serves, or a foothold next to one. El Car Wash now reports 110 locations and has paired the Sparkle Express acquisition with a 50-location Chicagoland pipeline that combines acquisitions and new development. Club Car Wash absorbed Glide’s Memphis and Arkansas sites while Glide kept its Springfield, Missouri, locations.

This is our read of the pattern, not the operators’ stated strategy. But the implication for sellers is concrete. A buyer already operating nearby can spread overhead and marketing across more sites, which can support a stronger bid than a first-time buyer can offer. Owners in markets where a consolidator is building should ask who the logical buyer is before they ask what the market will pay.

New openings are not new competition until they open

Tidal Wave opened in Hickory, NC, and Hampton, VA, reaching 337 locations. Big Dan’s announced a Lake City, FL, opening, and AquaShine plans its second Winter Haven site for December 4.

Plenty of announced projects never reach that stage. Flagstop’s proposed Locust Grove, VA, site is pending after a deferral, and a Tidal Wave project in St. Johns County, FL, is still in development review. Neither is open. Approvals remain the real constraint on supply, and they slow the timeline between an announcement and a competitor at the corner.

Owners should track entitlements within their trade area, not press releases. A deferred approval and an operating tunnel are different threats, and they deserve different responses.

Financing sets the ceiling

The Federal Reserve raised the federal funds target range by 25 basis points to 3.75% to 4.00% on September 16. Prime sits at 7.00%. Annual inflation reached 3.7% in September, up from 3.4% in August, according to the Bureau of Labor Statistics.

For car wash buyers, those numbers show up in the loan, not the headline. Amortization and debt service determine how much a buyer can pay and how much equity they must bring. We are already seeing SBA loan terms affect live deals, shaping both price and structure.

Higher rates do not stop transactions. They change who can transact. Well-capitalized consolidators with access to institutional debt are less sensitive to a point of rate movement than a first-time owner-operator leaning on SBA financing. A seller’s buyer pool narrows, and the buyers who remain care more about the numbers.

The bottom line for owners

If you are considering a sale, or already on the market, buyers will underwrite what they can verify. Three things support pricing and keep diligence moving:

  1. Current financials. Clean trailing results with no reconstruction required.
  2. Membership retention. Recurring revenue is what lenders and buyers look at first.
  3. A clear equipment picture. Know what needs replacing in the next few years, and what it costs, before the buyer’s inspector finds it.

If you are not selling, the same discipline applies. Know what a buyer would pay for your sites today, track approvals near your locations, and understand how financing costs would affect your own next acquisition or refinance.
