NYC Lures Investors Back From the Sunbelt as Rent Growth Accelerates

 

 

Demand

New York City’s vacancy rate is just 2.51%, by far the tightest of any market and roughly a third the level of most Sunbelt peers. It’s also one of the only markets where vacancy actually improved YoY, down 12bps from 2.63%. Rent grew to $3,290, up 3.00% YoY, an acceleration from 2.33% growth a year ago and the opposite direction of almost every other market. Occupied stock grew to 1.22 million units, the largest inventory base in the nation and net absorption of 5,635 units.

 

Supply

New York’s construction pipeline was never as extreme as the Sunbelt markets with units under construction peaking at just 3.98% of inventory in Q1 2024, versus 8-18% in several other markets. Construction has recently since fallen to 2.00% (25,153 units). The TTM completions fell 7.7% to 22,710 units, still one of the largest totals in the nation, even after the pullback. With the city’s 421-a tax incentive expired and its 485-x replacement seeing limited uptake so far, new construction looks likely to stay constrained well beyond 2026, reinforcing the scarcity dynamic that’s been propping up rents.

 

Investment Market

Capital that spent years chasing Sunbelt growth markets is increasingly finding its way back to New York City. TTM volume jumped 30.6% to $11.18B, one of the largest dollar totals in the nation with Q2’s $2.23B also up 30.6% YoY.

 

Cap rates have risen for several straight quarters to 6.09%, while price per unit sits at $274,662, still about 19.2% below the 2021 peak of $340,048, one of the largest gaps to peak of any market in this set.
