95,660 NRSF Self-Storage Facility Trades in Bozeman MSA

BOZEMAN, MT—Matthews™, a commercial real estate investment services and technology firm, facilitated the disposition of At Home Storage, located at 1205 Rizzo Lane in Belgrade, Montana. Matthews™ Associate Vice President Mason Gates and Vice President Ben Tracy represented the seller in the transaction, with Brian Brockman as the broker of record.

The seller, a local developer, brought the asset to market to capitalize on the investment after developing the property across four phases beginning in 2021. Leveraging their local market expertise and sector knowledge, Gates and Tracy created a competitive marketing process, directly sourcing Storage Rentals of America (SROA) as the buyer. SROA, which already had an established footprint in the surrounding market, identified the asset as a complementary addition to its local portfolio. The transaction ultimately closed with the first buyer placed in escrow, providing the seller with certainty of execution while allowing SROA to expand its existing footprint in the market.

Located within the Bozeman MSA, the asset serves the growing Belgrade and Gallatin Valley communities, where Belgrade’s population has increased more than 25 percent since 2020. Positioned near Bozeman Yellowstone International Airport, the property spans approximately 7.02 acres and comprises 95,660 net rentable square feet across 601 units.
