The property is currently leased by the United States of America, who is utilizing the space as an FBI facility. The transaction closed at $8,680,000 and was brokered by First Vice President and Senior Director Alexander Harrold.

 

Matthews™ represented the seller, a large developer and owner based out of the Southeast, who was looking to dispose of their office assets and trade into investments with long-term NNN leases. The seller relocated the capital from the FBI property into a drugstore and gas station with long-term leases and minimal management responsibilities, matching their investment goals.

 

The buyer, a local investor, was looking to grow their portfolio in the Nashville area and acquire a property that offered passive income. The Elm Hill investment fits both objectives.
