Matthews™ Closes Disposition of Academy Sports + Outdoors at 98% of List Price

HOUSTON, TX—Matthews™, a commercial real estate investment services and technology firm, represented the seller and buyer in the disposition of Academy Sports + Outdoors, located at 1041 Nolan Street in Brenham, Texas. Associate Vice President Joshua Longoria facilitated the transaction.

The seller, a private Houston-based business owner and longtime Matthews™ client, brought the asset to market as a capital redeployment strategy. Drawing on deep market knowledge and longstanding industry relationships, Longoria targeted qualified buyers and ultimately sourced the acquiring REIT through a cold call. The buyer was drawn to the property’s long-term tenancy, recent construction, and position within the Brenham market, which aligned with its fund’s acquisition strategy. Following the four-month process, the transaction closed at 98 percent of the property’s listing price.

Located along U.S. Highway 290, the property is strategically positioned between Houston and Austin and benefits from proximity to several major national retailers. Constructed in 2023, the 63,224-square-foot asset sits on approximately 5.97 acres and is leased to Academy Sports + Outdoors under a long-term, corporately guaranteed NNN lease. The lease extends through March 2039 and includes scheduled rental increases and three five-year renewal options, providing long-term tenancy and contractual rent growth.
