Matthews™ Completes $5.26M All-Cash Sale of Midwest Kroger Facility featured image

Transaction Marks Investor’s Third Kroger Acquisition in State of Ohio

Fairborn, OH — Matthews Real Estate Investment Services, a commercial real estate investment services and technology firm, completed the all-cash $5,263,158 sale of a Kroger facility located at 1161 East Dayton Yellow Springs Road, Fairborn, OH. The facility offers an absolute NNN ground lease with over 15 years remaining. Senior Associate Nick Kaye represented the buyer in the transaction.

 

The buyer, Kamin Realty, a national commercial real estate firm specializing in shopping centers and net lease retail properties, was motivated to capitalize on the investment’s security with significantly below-market rent. Additionally, the property offers a long-term net lease from Kroger, an investment grade rated tenant. This transaction marks the third Kroger acquisition for the investor in the state of Ohio.

 

“The buyer was able to secure one of Kroger’s first marketplace concepts. It is new construction prototype with a larger format, increased selection of products, and on-site gas station. I’m ecstatic with the outcome and believe it was a true win-win situation for all parties involved,” said Kaye.

 

The Kroger facility spans 134,976 square feet with 500 parking spaces. Its low rent factor, which is equivalent to $1.85 per square foot, offers steady cash flow and long-term investment security.
