Matthews™ Completes $6.3M Sale of Atlanta Industrial Property

Atlanta, GA – Matthews Real Estate Investment Services™, a commercial real estate investment services and technology firm, brokered the sale of a Beacon Roofing Supply property, located at 2200 Cook Drive Northwest, Atlanta, GA. The transaction sold for one of the highest price per square foot for an industrial property in the Atlanta submarket, in addition to setting a cap rate record for a Beacon Roofing Supply location with three years or less on the lease term. Associate Vice President Harrison Auerbach handled the transaction.

 

Matthews™ represented the seller, a private client, who was looking to complete a 1031 Exchange and capitalize on the strong market. The seller received a great price and an efficient transaction process, closing in under 60 days. Auerbach is currently working with the client to secure an up-leg for their Exchange.

 

“Not only did the price per square foot rank as one of the highest in the area, but the deal broke a cap rate record for a short-term Beacon Roofing transaction,” Auerbach said. “This is a testament to the great sale terms our client received but also to the favorable commercial real estate market we are currently experiencing.”

 

The buyer, a large out-of-state investment firm, was motivated to acquire the property to fulfill quarterly requirements. Auerbach sourced the buyer through the brokerage’s extensive database.
