Top-of-the-Market Pricing for a Leased Asset

Phoenix, AZ —Matthews Real Estate Investment Services™, a commercial real estate investment services and technology firm, completed the $8,051,400 sale-leaseback of the mailing.com two-property portfolio located at 4833 and 4849 S. 38th St., Phoenix, AZ. Senior Associate John Stroud handled the transaction.

 

The property’s seller wanted to free up equity to buy another investment out of state, capitalizing on the value of the strategically located asset off of Interstate 10 and minutes from the Sky Harbor Airport. The buyer, who was sourced through an existing relationship, already owned property in the area and wanted to expand with a proven tenant and a building in excellent condition.

 

“Turning this transaction into a sale-leaseback was instrumental in coming to a successful close,” said Stroud. “We ran a return on equity analysis to help the seller understand the several benefits of sale-leaseback, which then turned into a successful path moving forward.”

 

Mailing.com is a leading printing and mailing company based in Phoenix. The industrial properties span over 35,000 square feet, and the submarket boasts a 3.8 percent vacancy rate. This two-property portfolio consisted of a five-year sale-leaseback with a high-performing tenant within an extremely tight submarket.
