Matthews™ Completes Disposition of a 100% Occupied Student Housing Portfolio in DFW

FORT WORTH, TX—Matthews™, a commercial real estate investment services and technology firm, facilitated the disposition of a two-property student housing portfolio located in Fort Worth, Texas. Matthews™ First Vice President Kevin Diener represented the seller in the transaction.

Located just 0.4 miles from Texas Christian University, the portfolio is positioned to benefit from continued demand for off-campus student housing, supported by a student population of nearly 13,000 that is expected to grow by more than 39 percent by 2035. The Class A student housing portfolio comprises three buildings with five residential units, totaling 25 bedrooms and 25 bathrooms. Each unit features oversized kitchens, quartz countertops, stainless steel appliances, private balconies, and on-site parking. Currently 100 percent occupied, the assets have leases secured through May 2027, with select units already leased through May 2028.

Combining his local market expertise with the firm’s proprietary CRM platform, Artemis, Diener executed a data-driven marketing process that generated multiple competitive offers. Diener directly sourced the buyer, a local operator completing a 1031 exchange, whose strong terms and ability to execute facilitated an accelerated closing that aligned with the seller’s objective.
