DALLAS, TX—Matthews™, a commercial real estate investment services and technology firm, represented the seller in the disposition of a 7-Eleven with fuel service, located at 1637 North Market St in Hearne, Texas. Matthews™ Associate Vice President Chase Cameron facilitated the transaction.

Located within the Bryan-College Station submarket, the 6,050-square-foot convenience store is situated along North Market Street, a major thoroughfare carrying more than 21,000 vehicles per day. Built in 2023, the property is the only 7-Eleven operating in Hearne and is secured by a corporate-guaranteed absolute NNN lease, offering long-term income and minimal landlord responsibilities.

The seller, Lasco Development, monetized the asset as part of a capital recycling strategy to fund future projects. Cameron leveraged the firm’s proprietary AI platform, Artemis, to generate interest from qualified buyers nationwide. Through proactive outreach and coordination with third-party vendors, Cameron directly sourced the buyer, a repeat Matthews™ client, attracted to the prominent national tenant and underlying real estate.
