The buyer, a private client, acquired two multifamily properties five minutes apart, offering great convenience in operations and management. The Emeralds property has undergone over $1,000,000 in capital improvements, with 27 of 40 units fully renovated, while Raintree offers significant upside potential with rents 40% below market.

 

“The proximity of the properties and the value-add potential at both Emeralds and Raintree make this a strong investment opportunity,” Graham said.

 

The acquisition was timed perfectly, with the buyer locking in a low interest rate through a Freddie Mac loan when 10-year Treasury yields were at a 12-month low.
