LOS ANGELES, CA—Matthews™, a commercial real estate investment services and technology firm, represented the buyer, All Access Rentals, in the acquisition of an industrial property located at 11640 Hart Street in North Hollywood, California. Matthews™ First Vice President & Senior Director Chris Nelson, Vice President Jacob Castro, and Associate Vice President & Associate Director Ben Turner facilitated the $7,825,000 transaction.

Located within the East San Fernando Valley submarket, the asset benefits from convenient access to State Route 170 and is strategically positioned near the region’s key entertainment, manufacturing, and logistics hubs. The 34,663-square-foot industrial facility features M2 zoning, clear heights from 24 to 38 feet, three grade-level loading doors, and a secured fenced yard.

All Access Rentals, a construction equipment rental company with an established presence in San Diego County, acquired the property to expand its footprint into the Los Angeles market. Having worked with the buyer on multiple transactions, Matthews™ understood its specific zoning, functional, and ingress and egress requirements. Leveraging local market expertise and the firm’s proprietary database, Matthews™ identified an opportunity that aligned with the company’s operational needs for expansion. Through close coordination with both parties and third-party vendors, Matthews™ facilitated the early removal of contingencies, allowing the transaction to close in under 60 days at $225.75 per square foot.
