Following a successful hold period, the seller, Focus Real Estate, elected to sell the property to capitalize on their investment. The buyer, a family partnership completing a 1031 exchange, sought a stabilized multi-tenant industrial asset that aligned with their long-term investment criteria. Leveraging their deep knowledge of the local market and longstanding relationships within the industrial sector, Nelson and Castro secured the property for the buyer, completing the acquisition just 11 days after the closing of the buyer’s downleg.

Brickyard Industrial Park is a 37,472-square-foot multi-tenant industrial property located within North County, one of San Diego’s core industrial submarkets. The fully stabilized asset offered the buyer an established investment with no significant capital improvements or repositioning required, supporting its strategy for a long-term hold.
