EAST ORANGE, NJ—Matthews™, a commercial real estate investment services and technology firm, recently listed two multifamily buildings located at 235 S Harrison St and 60 S Munn Ave in East Orange, New Jersey. Senior Vice President & Director David Ferber, Vice President of Auction Services Robert Anderson, and Associate Brendan Cina are exclusively marketing the assets for sale via auction, with bidding for each property running from Oct. 19 through Oct. 21.

Robert Towers | 60 S Munn Ave

Starting bid: $5 Million

Robert Towers is a 206-unit, 12-story multifamily property offering significant value-add potential through continued renovations and rental growth. Approximately 70% of the units have undergone renovations over the past 10 years, with additional opportunity across the remaining units and approximately 14% rental upside. The property also features 116 on-site parking spaces and a diverse mix of studio, one-, two-, and three-bedroom residences.

235 S Harrison St

Starting Bid: $2 Million

The 84-unit, five-story multifamily property offers approximately 15% rental upside, with more than 95% of its units renovated between 2016 and 2021. The property features 52 on-site parking spaces, upgraded common areas, and approximately 1,970 square feet of rentable retail and office space, providing an additional source of potential income.

Matthews™ leveraged Artemis, the firm’s proprietary technology platform, and its internal network to identify an existing relationship with the seller and bring both opportunities to market.

Both properties offer convenient connectivity throughout the New York metropolitan area, with nearby NJ Transit service providing direct access to Midtown Manhattan in approximately 30 minutes. East Orange is benefiting from major development projects like the $425 million Crossings at Brick Church Station, which is expected to add hundreds of new residences, along with retail, restaurant, and office space.

“It’s rare to bring nearly 300 units to market at the same time in East Orange, particularly with this level of value-add potential,” Ferber said. “The auction process gives investors a unique opportunity to acquire one or both assets and establish meaningful scale in a growing North Jersey multifamily market.”
