• Highly Secure Facility – Due to the nature of the facility, operating as a regional immigration enforcement and investigative office, there is highly specialized space that is costly to replicate in another facility.
• Serves 10 Counties – This facility services the counties of Jackson, Josephine, Douglas, Coos, Curry, Crook, Jefferson, Deschutes, Klamath, and Lake.
• Tenant Diversification – There is a private sector tenant, Lincare, that provides medical equipment such as ventilators and home INR testing. This provides some hedge in risk if the government downsizes in the future for whatever reason.
• Recent Improvements – Items such as a new roof, HVAC, and solar panels have been installed to keep utility costs low. Overall, there is no known deferred maintenance on the site.
