Structured at 75% LTV, the financing featured a 5.25% interest rate, 10-year term, and 30-year amortization, with 24 months of interest-only payments. Working within a time-sensitive 1031 exchange, the agents moved the transaction from term sheet to closing in just 42 days. Competitive bank financing provided an attractive capital structure while accommodating the accelerated acquisition timeline.   Challenge A compressed 1031 exchange timeline required both speed and certainty of execution without sacrificing financing terms. Securing high leverage and competitive pricing within the required closing window added complexity to the assignment. The Matthews™ agents focused on preserving favorable economics while keeping the Avondale Garden transaction on schedule. With limited time for financing delays or changes in structure, the agents prioritized dependable execution at every stage of the process.   Strategy Drawing on established lender relationships and transaction experience, the agents identified competitive bank financing aligned with the borrower’s objectives. Taking advantage of an affordable housing incentive program, the agents secured 75% LTV at a below-market 5.25% interest rate, along with 24 months of interest-only payments and flexible 3-2-1 prepayment terms. A quarter point lender fee and no deposit requirements provided additional flexibility while supporting an accelerated closing. Careful coordination throughout the financing process helped maintain momentum without compromising the strength of the final terms.   Result Closing just 42 days after the term sheet allowed the borrower to satisfy the time-sensitive 1031 exchange requirement. The Matthews™ agents delivered $13.875 million in high-leverage financing while maintaining competitive terms throughout the accelerated process. Through efficient execution, the agents achieved the speed and financing structure required for a successful closing. Ultimately, the transaction demonstrated the agents’ ability to balance aggressive timelines with favorable financing outcomes for a repeat client.
