Starlink V3 Satellites: Could CRE Become Less “Location Dependent”?

Elon Musk has a new vision for the next generation of Starlink, and its potential implications extend well beyond telecommunications. SpaceX’s V3 satellites are designed to deliver roughly 10 times the downlink capacity of V2 satellites, and Musk has suggested that a dramatically larger constellation could ultimately produce something approaching a 100X increase in total network bandwidth. While Starlink is typically viewed as a technology and telecommunications story, from a commercial real estate perspective, it could increasingly become an infrastructure and location story.

 

For decades, one of the fundamental requirements of commercial development has been access to infrastructure: roads, utilities, power, water, and high-speed fiber. As satellite broadband becomes faster, more reliable and more widely available, an important question emerges: what happens when high-quality connectivity is no longer as dependent on terrestrial infrastructure?

 

More Locations Could Become More Viable

Industrial facilities, logistics operations, manufacturing plants, construction sites, energy projects, agricultural facilities and remote offices could potentially operate with broadband capabilities that once required expensive terrestrial infrastructure. This does not eliminate the importance of fiber, particularly for data-intensive users; but it could dramatically reduce the connectivity disadvantage historically associated with secondary and rural locations.

 

In CRE terms, satellite broadband could expand the map of viable commercial real estate. Land that previously traded at a discount because of limited telecommunications infrastructure could become considerably more useful. Rural industrial sites, distribution locations, and manufacturing campuses could gain another tool for overcoming the infrastructure gap that has traditionally separated them from major metropolitan areas. As connectivity improves, site-selection decisions could increasingly be driven by other fundamentals, including access to power, transportation, labor, and available land.

 

Industrial Real Estate May Be One of the Biggest Winners

Texas provides a compelling example of how the continued expansion of the technology sector can translate into CRE demand. SpaceX already operates Starlink terminal manufacturing in Bastrop, while the state continues attracting significant investment in advanced manufacturing, technology, and infrastructure. The scale of these projects is substantial, and the real estate implications extend well beyond the primary facilities themselves.

 

The infrastructure supporting artificial intelligence, satellites, autonomous vehicles, robotics, semiconductor manufacturing, and cloud computing requires land, and a lot of it.

 

In addition, these facilities need:

  • Power
  • Specialized buildings
  • Suppliers
  • Logistics networks
  • Construction workers
  • Engineers
  • Supporting businesses

 

Major technology and advanced manufacturing campuses can create entire real estate ecosystems around them, generating demand for warehouses, supplier facilities, housing, retail, hotels, restaurants, and transportation infrastructure. Over time, investments of this scale can help establish entirely new employment and development corridors.

 

Data Centers and the Growing Importance of Redundancy

CRE is already experiencing extraordinary demand associated with data centers and artificial intelligence, and higher-capacity satellite broadband could add another dimension to that growth. A more powerful satellite network could create additional redundancy options for data centers, businesses, and mission-critical facilities. Rather than depending exclusively on terrestrial fiber routes, companies could incorporate satellite connectivity into broader business-continuity and resiliency strategies.

 

This could be particularly valuable in markets exposed to hurricanes, wildfires, flooding, or other events capable of disrupting terrestrial communications infrastructure. For developers, owners, and occupiers, connectivity redundancy could eventually become another consideration in evaluating a property, much like backup power and access to multiple fiber providers are today. While satellite connectivity is unlikely to replace fiber for the most data-intensive operations, its potential role as an additional layer of resiliency could become more important.

 

Could Satellite Technology Reshape Cellular Connectivity?

Another important consideration is the continued development of direct-to-device satellite technology. The prospect of satellite connectivity reaching standard mobile devices naturally raises questions about the future role of traditional cellular networks. Terrestrial cellular infrastructure is unlikely to disappear, particularly in dense urban areas where existing networks remain highly efficient. However, satellite-to-mobile service could fundamentally change coverage expectations along highways and throughout rural and remote areas.

 

For CRE, the larger implication is not necessarily the replacement of cellular networks, but the gradual narrowing of the connectivity gap between urban and remote locations. If businesses and employees can maintain reliable connectivity across a much broader geographic footprint, the traditional distinction between a “connected” location and a “remote” location could become less pronounced. That could provide companies with greater flexibility when evaluating where facilities, operations, and employees need to be located.

 

The Bigger CRE Takeaway

Commercial real estate has always followed infrastructure. Railroads created towns and industrial centers, highways created suburbs and distribution corridors, airports generated logistics hubs, and fiber helped create the modern data center industry. The next major infrastructure network influencing CRE may not be buried underground or built alongside a highway. It may be orbiting above it.

 

If Starlink and competing satellite networks ultimately deliver anywhere near the capacity currently being discussed, the commercial real estate industry should pay close attention. The implications extend well beyond faster internet. Next-generation satellite connectivity could influence where companies locate, where developers build, how businesses evaluate land and, ultimately, which previously overlooked properties and markets become viable.

 

Texas continues to position itself at the center of the physical infrastructure supporting this next generation of technology, with major investments in aerospace, advanced manufacturing, data infrastructure and related industries creating significant demand for commercial real estate. As these technologies continue to scale, the buildings supporting them are becoming larger, their infrastructure requirements more significant and the ecosystems developing around them increasingly important.

 

The continued evolution of Starlink more than a telecommunications story. It’s a trend with potentially significant implications for industrial development, data centers, site selection, infrastructure planning and CRE investment.

 

One the industry will want to watch closely.
