Matthews™ Connects Institutional Buyer in Off-Market Acquisition of IOS Portfolio Across TX and OK

DALLAS, TX—Matthews™, a commercial real estate investment services and technology firm, represented the buyer in the successful acquisition of an industrial outdoor storage (IOS) portfolio located across Texas and Oklahoma. Two of the three properties are located within the Dallas-Fort Worth metroplex, which remains one of the most liquid and sought-after industrial outdoor storage markets in the nation. The portfolio expands into Tulsa, an emerging secondary market attracting increasing investor interest. Spanning approximately 30.37 acres and 129,141 square feet, the portfolio features buildings with multiple grade-level doors and clear heights ranging from 20 to 26 ft.
Executed as a direct, off-market transaction, Matthews™ leveraged deep industry relationships and extensive market knowledge to directly connect with a well-capitalized, motivated buyer. Zenith IOS, in partnership with J.P. Morgan Asset Management, acquired the portfolio to further expand its industrial outdoor storage aggregation strategy across multiple markets. Matthews™ maintained diligent communication with both parties throughout the transaction, coordinating the legal, zoning, and transactional requirements to achieve a successful outcome for the buyer and seller.
