Located in one of Florida’s fastest-growing Gulf Coast markets, the property benefits from direct frontage on 17th Street, seeing nearly 20,000 vehicles per day. Built in 2024, the Class A self-storage facility totals 70,995 square feet across 727 climate-controlled units, and was operated by a third-party management company.

The seller, a family office, brought the property to market to capitalize on the value created during the asset’s lease-up period. McLeod generated competitive buyer interest through a targeted marketing campaign before directly sourcing the buyer, a family office group, who was attracted to the property’s long-term upside and institutional-quality fundamentals. Maintaining clear communication between both parties throughout the transaction, McLeod facilitated a seamless all-cash closing within a 60-day escrow, delivering a streamlined outcome for both the buyer and seller.
