Matthews™ Drives Competitive Sale of Lakeland Industrial Asset

TAMPA, FL—Matthews™, a commercial real estate investment services and technology firm, represented the seller in the disposition of Epicenter Commerce Park located at 8320 Epicenter Blvd in Lakeland, Florida. Matthews™ First Vice President & Associate Director Nick Watson represented the seller in the $9,250,000 transaction, marking the third-highest sale price for an industrial property sold within the Polk County submarket in the last year.

Located in the heart of Lakeland’s rapidly expanding I-4 industrial corridor, Epicenter Commerce Park offers immediate access to Interstate 4, SR-570, and Lakeland Linder International Airport, providing exceptional regional connectivity. The 11-building industrial campus spans approximately 61,000-square-feet across 11.44 acres and features a diverse mix of small-bay industrial space occupied by service, construction, and distribution users. The property also includes an approximately 2.44-acre entitled Industrial Outdoor Storage (IOS) parcel, creating additional lease-up potential in one of Central Florida’s most active industrial corridors.

Seeking to recycle capital into additional acquisitions across the Southeast, the seller selected Matthews™ following interviews with multiple brokerage firms, recognizing the firm’s national platform and technology-driven marketing approach. By leveraging Matthews™ AI-native CRM, Artemis, Watson generated broad buyer interest, resulting in more than 50 executed confidentiality agreements, underscoring the strong demand for well-located small-bay industrial properties across Florida. Watson sourced the buyer, a Northeast-based investment group seeking value-add small-bay industrial assets with Industrial Outdoor Storage (IOS) upside. The transaction enabled the seller to capitalize on the value created through its renovations while positioning the buyer to unlock additional value through lease-up and future IOS development.
