Matthews™ Executes Strategic All-Cash Disposition of CubeSmart Self Storage (Managed) Facility in Georgia

ATLANTA, GA—Matthews™, a commercial real estate investment services and technology firm, represented the seller in the disposition of a CubeSmart Self Storage managed facility located at 65 Diplomat Parkway in Newnan, Georgia. Matthews™ Senior Vice President & Director Austin McLeod facilitated the transaction.

Located in the affluent and rapidly growing Newnan submarket of the Atlanta MSA, the property benefits from surrounding residential neighborhoods and a strategic location nearby to Lowe’s and Walmart. The three-story, Class A facility was built in 2022 and comprises 613 climate-controlled units totaling approximately 70,907 rentable square feet. The facility features both ground-level and elevator-access units.

The seller, a development group based in Atlanta, brought the property to market as part of a capital recycling strategy to redeploy funds into its next development project. Leveraging Matthews™’ long-standing industry relationships and deep knowledge of the self-storage market, McLeod sourced a REIT actively acquiring newer product and identified a strong fit between the buyer’s acquisition criteria and the Newnan asset. Throughout the transaction, McLeod maintained consistent communication between both parties, resulting in an all-cash sale that closed within a 43-day escrow period.
