Healthcare Sale in North Carolina

 

Charlotte, NC — Matthews Real Estate Investment Services™, a commercial real estate investment services and technology firm, announced the $36,750,000 sale of 3158 Freedom Drive and 3033 Eastway Drive, Charlotte, NC, two recently developed healthcare properties totaling approximately 86,400 square feet. Matthews™ Senior Vice Presidents and Senior Directors Rahul Chhajed and Michael Moreno facilitated the transaction. Located in a growing market, the portfolio is anchored by Metrolina Nephrology, Fresenius, and Azura (Fresenius’ surgery center company).  The process involved Metrolina Nephrology as the seller, with a few selling physicians reinvesting their proceeds with the buyer, Hammes Partners.

 

This notable off-market transaction was distinguished by its core-plus pricing despite a challenging interest rate environment.

The transaction faced significant challenges, including structural issues with one of the buildings and navigating tenant improvement work on some properties. However, these obstacles were successfully overcome, allowing the buyer to secure the assets.
