In a recent article with GlobeSt titled, “Tight Senior Housing Supply Squeezes the Middle Market,” Matthews™ Seniors Housing Division, comprised of Senior Vice President Matthew Wallace, First Vice President and Director Jonah Yulish, and Senior Associate Noah Lindon, discusses the effects of the market’s severe lack of supply on the middle market, despite attractive fundamentals.

The sector’s growing supply-demand imbalance is creating significant challenges for middle-income seniors. While occupancy rates have climbed above 90% across major markets and annual rent growth remains between 4% and 5%, limited new development has made it increasingly difficult for operators to meet demand at affordable price points.

“Rent increases have slowed a little bit from 2023, when rents were rising at 7% or 8% annually, but a 4% or 5% annual increase still isn’t something that middle markets can handle,” says Lindon.

As affordability pressures persist, alternative housing models such as active adult communities are becoming increasingly popular. Although these communities offer lower rental rates, they often lack the higher levels of care many seniors require. “That’s where we are running into an issue,” adds Lindon.

Wallace sees an opportunity for operators to bridge this gap by combining senior housing services with more affordable active adult living models. However, balancing the cost of care with labor challenges and operational efficiency remains a significant obstacle.

“If you can create an efficient level of care that can satisfy that middle market, that’s a huge opportunity over the next 10-plus years,” says Wallace.

Beyond affordability concerns, the sector’s attractive fundamentals are drawing increased institutional investment. Capital providers are increasingly partnering with experienced local operators and developers to expand their platforms while navigating the specialized requirements of senior housing.

“Smart money is pairing with best-in-class operators, right? It is definitely a more niche asset class that requires a higher level of expertise,” says Lindon. “Institutions are making sure that their operators have skin in the game and are operating at the highest level, but operators are also looking to expand their platform by partnering with institutional capital.”

As institutional interest grows, the importance of operational expertise and strategic partnerships continues to increase. Wallace emphasizes the significance of making informed investment decisions in a sector where both capital commitments and operational complexities are substantial.

“These are big bets. You can’t make the wrong move,” says Wallace.
