Newly Constructed CubeSmart-Managed Self-Storage Facility Trades in Charlotte MSA

CHARLOTTE, NC—Matthews™, a commercial real estate investment services and technology firm, facilitated the sale of a newly constructed self-storage facility, located at 2324 S Point Road in Belmont, North Carolina. After developing the property in 2024, the North Carolina-based self-storage developer elected to divest the asset during its initial lease-up period to recycle capital. Through a strategic marketing process, McLeod targeted self-storage investors and operators throughout the region, ultimately sourcing a North Carolina-based investment group with numerous locations throughout the state. The buyer, seeking to expand its portfolio in the state, acquired the newly constructed facility at an attractive price per square foot for recently built product, and the property included additional land for expansion as well.

Located in Belmont, the property sits approximately 10 miles from downtown Charlotte and five miles from Charlotte Douglas International Airport. Managed by CubeSmart, the facility spans 64,332 rentable square feet across 513 units, including 154 climate-controlled and 345 non-climate-controlled units. Additionally, the property offers future expansion potential with a rough-graded pad approved for an additional 17,600-square-foot, all-climate-controlled building.
