Matthews™ Completes Sale of New Build Self-Storage Facility featured image

Augusta, GA— Matthews Real Estate Investment Services, a commercial real estate investment services and technology firm, completed the sale of “Hollywood Self Storage” spanning 64,645 rentable square feet on a 10.5 acre lot, offering climate, non-climate, and vehicle storage. The property is located at 2709 Gordon Highway, Augusta, GA. Vice President Austin McLeod represented the seller in the transaction.

 

The property, which was built just over a year ago, totals 490 rentable units with land to develop additional buildings. The seller, a private development company lead by Victoria Randolph based out of Evans, Georgia, had an existing relationship with Matthews™ and was looking to use the property as an upleg in a 1031 Exchange to grow their shopping center portfolio. The buyer, a top 20 self-storage owner-operator in the country, acquired the facility to break into the Augusta market.

 

“Our marketing process brought in several qualified offers from credible investors nationwide,” said McLeod. “Having completed three deals in 2022 so far with the Buyer we selected, I was able to leverage my existing relationship to create a seamless acquisition that left both parties satisfied and in positions to expand their portfolios as desired.”

 

“This facility was very well built, having been completed in 2021, is very well located, and has versatility from an operations standpoint – giving you the opportunity to expand it in the future with additional parking spaces, or traditional storage buildings,” said McLeod.
