Case Study: A Multifamily Transaction in Ventura, California

Challenges

Some capital expenditures needed to be finalized before trading. This consisted of coordinating repair services for mold, fixing the parking lot’s cement, and plumbing issues. The property was managed and operated by a third-party wealth management family office that was the liaison between the seller and Matthews™. The seller’s goal was to dispose of the asset at a full market price. Meanwhile, the buyer was a local buyer looking to expand his portfolio in the local market.

The Outcome

The listing generated 14 qualified offers, which ultimately resulted in trading the property $100,000 above the list price. The 16-unit property sold for an impressive $250,000 per door and $507.87 per square foot. Not only did the outcome exceed the seller’s financial goals, but it also provided the buyer with a valuable addition to their portfolio in the Ventura market. By utilizing the Matthews™ platform and technology, we were able to drive our marketing efforts to bring as many active investors as possible to the table.

Client Testimonial for the Ventura Case Study

“We enjoyed working with you and were impressed with your attention to detail at every stage of the sale. Thank you for your patience as I’m sure we are a little more ‘institutional’ as a seller.”
