Matthews™ Achieves Market-Leading Cap Rate in $12.4M Veterinary Hospital Disposition

PHILADELPHIA, PA—Matthews™, a commercial real estate investment services and technology firm, represented the buyer and seller in the disposition of a veterinary hospital located at 340 Lancaster Ave in Malvern, Pennsylvania. Executive Vice Presidents and Senior Directors Michael Moreno  and Rahul Chhajed, Senior Vice President and Director Andrew Evans, and Vice President and Director Tyler Swade brokered the $12,400,000 transaction.

The property is leased under a long-term NNN structure to National Veterinary Associates (NVA), one of the country’s largest veterinary care operators, and houses an established specialty and emergency practice that has served the region since 1972. The all-cash transaction resulted in a market-leading cap rate for an NVA-leased veterinary facility.

“The veterinary real estate sector continues to demonstrate exceptional liquidity, driven by robust institutional demand for high-caliber operators like NVA,” Moreno said. “The sale of this single-tenant medical facility underscores the ongoing investor confidence in top-tier, recession-resilient veterinary assets.”

Spanning 25,477 square feet, the veterinary hospital is positioned within Chester County, an affluent and growing suburban Philadelphia market. Looking to capitalize on strong institutional demand for veterinary real estate, the seller pursued the disposition of the facility. Matthews™ directly sourced a buyer attracted to the strength of the underlying real estate and NVA tenancy.

“Leveraging our deep capital markets relationships, we sourced a highly competitive offer from a repeat institutional buyer,” Chhajed said. “This allowed us to deliver an efficient transaction structure and exceptionally attractive pricing terms for the seller.”

“As the most active healthcare division in the veterinary real estate space, we continue to see strong appetite for well-located, single-tenant assets backed by premier operators,” Evans said. “This closing in Malvern further reinforces our ability to consistently deliver competitive outcomes in this specialized sector.”

Also being marketed for sale by Matthews™ are VCA Old Marple Animal Hospital in Springfield, Pennsylvania, and Sienna Plantation Animal Hospital in Missouri City, Texas. Additional opportunities include Fort Worth Veterinary Specialty & Emergency Hospital in Fort Worth, Texas, and the AmeriVet Veterinary Partners Portfolio in Columbus, Georgia.
